
Booking terms and conditions
Last updated 24 April 2026. This is a demo site. The terms below are illustrative of what a Tanzanian boutique lodge would publish for its guests.
1. Reservations and payment
A 30 percent deposit confirms your reservation. The balance is due 60 days before arrival. Reservations made within 60 days of arrival require full payment on confirmation. We accept bank transfer, credit card by secure link, and PayPal. All quoted rates are in US dollars and include 18 percent Tanzanian VAT and the 1 percent tourism levy.
2. What is included
Unless otherwise stated, our standard rate is full-board and includes: accommodation, three meals daily with a bar allowance, in-suite minibar, twice-daily housekeeping and turndown, lodge-to-airstrip transfers, and access to the swimming pool, library and lounge. Park fees, internal flights, private guided game drives in our 4x4 fleet, balloon flights, and external experiences are quoted separately.
3. Cancellation by you
- More than 90 days before arrival: full refund less 200 USD admin fee per booking
- 60 to 90 days before arrival: 30 percent of total trip cost forfeit
- 30 to 60 days before arrival: 60 percent forfeit
- Less than 30 days: 100 percent forfeit
We strongly recommend complete travel insurance with cancellation cover.
4. Cancellation by us
If we cancel a confirmed reservation (extremely rare), we issue a full refund of all amounts paid to us. We are not liable for separately booked international flights or your travel insurance premiums.
5. Children
Children aged six and above are welcome at all four properties. Suites accept up to two children sharing with parents. The Family Suite is the only configuration designed for four guests. The Honeymoon Hideaway is strictly adults-only. Children under six are welcome only at our Zanzibar villas, by prior arrangement.
6. Travel insurance
Complete travel insurance covering medical evacuation, trip cancellation and personal effects is mandatory. You must provide policy number and emergency contact before arrival. Tanzania has first-rate medical evacuation through Flying Doctors East Africa, but it is not free.
7. Conduct and safety
Wildlife viewing involves inherent risk. You will follow all instructions from your guide and lodge staff. We operate a zero-tolerance policy on approaching animals on foot, feeding wildlife, or littering. We reserve the right to terminate a stay without refund if a guest endangers themselves, others, or the wildlife.
8. Force majeure
We are not liable for any failure or delay caused by events beyond our reasonable control, including weather, road closures, civil unrest, governmental action, fire, flood, epidemic, pandemic, or wildlife migration patterns affecting access. In such cases we offer a credit valid for 24 months.
9. Liability
For services provided by third-party suppliers (charter flights, balloon operators, external excursions, partner lodges) we act as an intermediary and are not liable for their acts or omissions. Our total liability for our directly operated services is limited to the amount paid to us by the affected guest.
10. Disputes
Any complaint should be raised with the General Manager during your stay so we may put it right. Unresolved disputes are addressed in writing within 30 days of departure. These terms are governed by Tanzanian law and subject to the exclusive jurisdiction of the courts of Arusha.
